Do I need a rental license?
If your property is located in the City of Boulder your property will need to have a rental
license in place. To obtain a rental license the property must pass
a rental licensing inspection and you must complete the rental license
application process with the City of Boulder.

Do I get to see the lease or sign it?
Our lease is available for you to read and review. Under our property management services,
we typically sign the lease on your behalf directly with the tenant.
With our lease-only tenant placement services, we will provide you
with a lease but you would be signing the lease directly with your
tenants.

Yes, we have Colorado Real Estate Agents, Realtors, on staff that are experts in helping
buyers, sellers, and investment property owners. When you purchase
an investment property with one of our Realtors we will provide you
with free tenant placement services for your first lease!

Under our property management services, we will collect the rent on your behalf. Under
our lease-only tenant placement services you would collect the rent
directly from your tenants.

How long of a lease do you sign?
Lease lengths can vary from one month to a year or longer. We work with you to determine
the best strategy and fit for your property and your goals.

How much security deposit do you charge the tenant?
This varies based upon a number of factors including your rental rate and whether or not you allow pets. A typical amount is a security deposit that is equal to one month’s rent.

How soon can you start managing my property?
After an initial meeting including and on-site visit to your property to first decide
if we are a good fit, we can typically complete the on-boarding process
in just a few days.

What type of properties do you manage?
We manage single family homes, condos, apartments, and furnished corporate housing.

What type of reports do I get and how often?
We provide you with an owner’s portal where you have 24/7 access to your monthly owner’s
statements, 1099’s, and communications from us regarding your property.
We can also generate additional custom reports for you upon request.

Who holds the tenant security deposit?
Under our property management services, we typically hold the security deposit on your
behalf in a security deposit trust account. For our lease-only tenant
placement services you would be responsible for holding the security
deposit.
